Where HomeSight information comes from, how City of Calgary open data is licensed, and how to interpret what you see on the platform.

Overview

HomeSight combines open municipal data, census statistics, third-party location data, and user-submitted content. We process and present this information to help Calgary homeowners explore properties, neighbourhoods, and renovation decisions — but the underlying records belong to their respective providers and are subject to their terms.

Data is refreshed on varying schedules. We do not guarantee that every field reflects the latest official record at the moment you view a page.

Maps & satellite imagery

Interactive maps on HomeSight — including property pages, search results, lot boundaries, and community exploration — are rendered with MapLibre GL JS. We use two basemap layers that you can switch between on supported maps:

Property boundaries, markers, and other overlays shown on these maps may come from Open Calgary or HomeSight-derived processing and are separate from the basemap providers above.

City of Calgary — Open Calgary

Much of the property, permit, suite, crime, transit, school, and community information on HomeSight is sourced from datasets published on Open Calgary, The City of Calgary's open data portal. That data is made available under the Open Government Licence – City of Calgary (version 2.1).

Required attribution

Contains information licensed under the Open Government Licence – City of Calgary.

HomeSight includes this attribution in accordance with the licence. When reusing City data from HomeSight, you must also comply with the full licence terms.

Community hail risk ratings

HomeSight shows a community-level hail risk score from 1 (low) to 4 (high) on property and community pages. These ratings are not copied from an official City of Calgary hail zone map. They are derived by HomeSight from historical storm behaviour, published research, and documented damage patterns.

Calgary is in Canada's “hail alley,” and severe hail can affect any neighbourhood. A lower score means relatively less historical concentration of damaging events in that community — not immunity from future storms. Always confirm roof condition, exterior materials, and insurance terms before buying or renovating.

Open Government Licence — key terms

The following is a summary of important conditions from the Open Calgary Terms of Use / Open Government Licence. If there is any conflict between this summary and the official licence, the official licence prevails.

  • Attribution required

    When using City of Calgary Information, you must acknowledge the source and, where possible, link to the Open Government Licence. If no dataset-specific attribution is provided, use the standard statement quoted above.

  • Licensed “as is”

    The Information Provider excludes all representations, warranties, and liabilities to the maximum extent permitted by law. The City is not liable for errors, omissions, or damages arising from use of the Information.

  • No endorsement

    You may not use the Information in a way that suggests official status or that The City of Calgary endorses you or your use of the Information.

  • Permitted uses

    The licence grants a worldwide, royalty-free, perpetual, non-exclusive licence to copy, modify, publish, translate, adapt, distribute, or otherwise use the Information for any lawful purpose, including commercial use, subject to the licence terms.

  • Exemptions

    The licence does not grant rights to use personal information, records not accessible under applicable law, third-party rights the City cannot license, official City symbols, or information subject to other intellectual property rights.

  • Governing law

    The Open Government Licence is governed by the laws of Alberta and applicable laws of Canada. Legal proceedings may only be brought in the courts of Alberta. This is version 2.1 of the licence.

    HomeSight-derived 1–4 community hail risk scores for Calgary neighbourhoods, based on historical storm tracks, documented damage from major hail events (including June 2020 and August 2024), and published analyses of Calgary’s “hail alley.” Not an official City of Calgary exposure map.

  • Third-party geospatial & points of interest

    Supplementary location data used for geocoding or proximity calculations where not available from Open Calgary.

  • User-contributed content

    Maintenance logs, renovation plans, photos, and other information submitted by HomeSight account holders. This content is not verified by HomeSight unless explicitly stated.

HomeSight-derived information

Some values on HomeSight are calculated or modelled by us rather than copied directly from a source dataset. These include proximity scores, downtown distance, renovation ROI estimates, suite competition rankings, community hail risk ratings, and chart aggregations. They are intended as decision-support tools, not certified appraisals or official municipal determinations.

Display labels, building-type groupings, and map visualizations may simplify or interpret raw source fields. Always confirm critical facts — legal suite status, zoning, lot boundaries, permit compliance, and assessed values — with The City of Calgary or qualified professionals before relying on them.
